Cracks in a building: when should you arrange a structural inspection?
A practical guide to crack patterns, warning signs and what a structural inspection and report can establish.
Not every crack indicates a serious structural defect, but its location, shape, width and change over time matter. An inspection is most valuable when it connects the visible symptom to the building’s structure, site conditions and history.
Signs that justify prompt professional review
Cracking deserves closer assessment when it is new, widening, repeated after repair or accompanied by movement elsewhere. The combination of symptoms is usually more informative than crack width alone.
- Stepped cracking through masonry
- Diagonal cracks from window or door corners
- Doors or windows suddenly binding
- Noticeable floor slope or separation at junctions
- Water entry, retaining-wall movement or ground erosion
- Cracks appearing after excavation, impact or nearby construction
What an inspection considers
A structural engineer reviews the crack pattern, building form, likely load paths and possible movement mechanisms. Relevant causes can include normal material shrinkage, thermal movement, footing movement, drainage problems, corrosion, overloading or inadequate structural detailing.
A visual inspection is normally non-invasive unless opening-up is separately arranged. Hidden conditions cannot be confirmed simply by looking at finished surfaces, so a report should distinguish observations, reasonable conclusions and items needing further investigation.
What a useful structural report should provide
The report should record the inspected areas, visible evidence, limitations, likely significance and recommended next steps. Depending on the issue, those steps may include monitoring, drainage repairs, survey levels, geotechnical investigation, destructive investigation or structural rectification design.
Monitoring movement
Dated photographs and simple crack gauges can help establish whether movement is active. Monitoring periods should reflect the suspected cause; seasonal foundation movement cannot always be understood from a few days of observation. Urgent safety concerns should never be left to monitoring alone.
